DISCLAIMER
Please note that the rates shown are subject to change without notice, due to circumstances beyond the owner's control, such as sudden, wild changes in the Dollar-Peso exchange rate, last-minute cancellations, etc. However, once a rate is agreed upon between renter and owner, it cannot be changed.
We are located in densely rural Mexico, where there can be power failures: we cannot guarantee power 24/7. Additionally, in our maritime climate, with its salty air, appliances can fail without notice. We will do our best to arrange repairs, subject to the local availability of spare parts, but please understand the realities of rural Mexico.
Casa Colibri is a four bedroom house that sleeps eight adults. There are two bedrooms with a king-size bed each, a third bedroom with a queen-size bed, and a fourth bedroom with two twin beds which easily convert into a king-size bed. Each bedroom has its own private bathroom with shower. The master bath has a small, tiled bathtub as well.

All bedrooms have hanging fans and are air conditioned. The main palapa and the kitchen are cooled by hanging fans. There is a guest bathroom with shower in the main palapa, (or casa grande).
Casa Colibri’s casa grande is an open structure. All other rooms are walled, but two of the bedrooms are palapa structures with conical, palm-frond roofs and large, open vents at the peaks. There is an up-to-date kitchen with six-burner gas range, large double sink, refrigerator, toaster, blender, coffeemaker, microwave and full set of pots and pans, glassware, silverware, kitchen knives and linen napkins.
The master bedroom on the second floor opens onto a tiled rooftop terrace with a wet bar with sink.
Casa Colibri has its own private heated pool, shielded from view and immediately adjacent to the main living area. This is perfect if you come with small kids, as you can keep any on them as you go about your daily activities. Casa Colibri is the only villa in our tiny community which has such a “superviseable” pool!
NOTE: There is no land-based telephone service available at Casa Colibri or at Punta el Custodio, but cellular service is almost always available in the master bedroom and around the private pool. Much of the time, the cell signal can be used for Internet access if you’ve set up an international data plan with your cellular carrier. Please see our FAQ page for details about cellular service and Internet access.
No telephone, TV, stereo, video games, or other electronic devices or services are provided. For Internet access, please see our FAQ page.
RESERVATION & CANCELLATION POLICY
Rates are based on seven nights, usually Saturday afternoon through Saturday morning. Check-in is 2 p.m. and check-out is 11 a.m. Meal packages are additional. Excursions, such as whale watching, birding or deep-sea fishing may be arranged with the General Manager, Ismael Franco, at extra cost. Click here for more information.
The weekly rate includes maid/cook service seven days a week from 7:30 a.m. – 4 p.m. Monday-Friday and 7:30 a.m. – noon on Saturday and Sunday. Linens are changed twice a week. Any reasonable request for additional items or services can be made to Ismael Franco, who also runs a small commissary at the gatehouse that sells wine and liquor, in addition to other optional food and beverage items.
The maid provides laundry service for personal items given to her in the morning. There is no laundry service Saturday afternoon or all day Sunday. Due to the fragility of appliances in this salt-air environment, only the maid has access to the laundry room and the washer & dryer.
To reserve, we require a deposit of 50% of the total rental price, plus a $300 USD security deposit. The deposit must be received within 10 calendar days of your requesting the reservation; if after 10 days your deposit has not been received, we may rent the house to another party.
If you cancel your reservation more than 90 days before arrival, 90% of your deposit will be refunded. If canceled between 60 and 90 days, 60%; between 30 and 60 days, 30%; and 30 days or less, 0%. Regarding the damage deposit (see below), if you cancel at any time, it will be returned to you.
The balance of the rental payment plus a $300 USD damage deposit is due not later than 30 days before arrival.
The $300 security deposit will be mailed back to you approximately two weeks after checkout if no charges against it are incurred. A larger security deposit is required for stays longer than two weeks.
Food packages must be paid for in cash: the rental manager, Ismael Franco, cannot accept personal checks or credit cards. If you have general questions or need additional information, please e-mail us, or call Oliver or Rachel Korshin 907.346.2143 [Anchorage, Alaska]
WHAT IS AND ISN’T INCLUDED IN THE RENTAL
We’ll provide the house including towels, linens, dinnerware, flatware, dishes and other kitchen and dining items as commonly used by our own family when we’re living in the house. Toilet paper, soap, dish detergent, shampoo and conditioner are provided. No reimbursement will be made for unused consumables left on the premises. No TV, stereo, video games or other electronic devices or services are provided. Please see our FAQ page regarding cell phone service and Internet.
Like all homes, there are private areas: a locked storage room and the laundry room — Moña, our maid/cook, will launder bed linens, towels and your personal laundry on an as-needed basis (except for Saturday afternoon and all day Sunday). The private pool is provided in an unheated state, but can be heated at an optional charge..
Because this is rural Mexico, there are unpredictable outages of electricity, water and propane gas. The salt air causes rapid corrosion of appliances and all electrical devices. The staff will make every effort to make timely repairs in case of breakdowns, but there are no guarantees. No refunds or compensation will be given for any outages or failure of equipment, utilities or appliances.
We also will not make any refund of rental amounts due to shortened stays or ruined expectations because of adverse weather conditions, tide conditions or the presence of insects or other jungle pests or other occurrences or conditions beyond our control. Punta El Custodio is a jungle environment. There can also be no refunds of rent because of shortened stays or ruined expectations due to a renter’s work, family emergencies or other commitments.
By renting Casa Colibri, renters indemnify and hold harmless the owners against any and all claims of personal injury or property damage or loss arising from the occupancy of Casa Colibri regardless of the nature or cause of the accident, injury or loss.
IMPORTANT NOTE ABOUT BEACH ACCESS!
Punta el Custodio sits on a bluff above the Pacific Ocean. There are two stairways on the south side of the Point, leading down to the beach, which, when the tide is high, may not be accessible (that is, it may be covered with water). During low or minus tides, a vast, safe beach is readily accessible from the two stairways, but there are other times and seasons when tides are high, when entering the ocean requires careful avoidance of submerged rocks. Children or poor swimmers are to avoid such times! While there is no undertow from the surf, the outflow from the tidal estuary can cause strong rip currents, so extreme caution should be exercised during outgoing tides. A monthly tide table is provided to help you choose the best times to access the beach. If you have any questions about beach accessibility, please e-mail us.
